Barn-style annexe constructed in 2000 and set in 12 acres of grassland and woods situated just outside the village of Cilmeri, close to Builth Wells in the heart of Wales. The accommodation features wheelchair accessible twin bedroom, shower room and large open plan living/dining/kitchen area on the ground floor. Upstairs there is a double bedroom and bathroom.

Plas Bach is just off a quiet country lane in the grounds of the owners house, ½ mile from the centre of the village of Cilmeri and 3 miles from Builth Wells. It is close to Llandrindod Wells, Llanwrtyd Wells, Brecon, Llandovery, Rhayader and the Elan Valley.

Access:--Cars may be parked immediately outside the front door, with level access into the hallway.

Bedrooms :--The ground floor bedroom has two single beds and has a west view. The first floor loft bedroom has a double bed and two loft windows. A cot or cot/bed is available.

Shower room :--The ground floor shower room has a w.c., wash basin and open plan shower area. It is fitted with a push-button electric shower and non slip flooring.

Bathroom :--The first floor bathroom has a w.c., wash basin and bath.

Kitchen :--The Kitchen area has Electric and Microwave ovens, Fridge/freezer, Washing Machine, Dishwasher and split level working surfaces (for wheelchair convenience). It is fully equipped to allow catering for four adults.

Living/Dining areas :--The living and dining areas form an open plan area with the Kitchen. There is a log burning stove (for cold winter evenings!), although the central heating is extremely efficient. A high chair is available.

Television :--There is a television with DVD player and VCR in the living room.

Garden :-- There is a large garden area with outdoor furniture and space for your barbecue.

Storage for bicycles/canoes can be arranged if required.

Please note that no smoking is permitted in the property and no pets are allowed.

Rates are inclusive of electricity, heating, towels and bed linen. Payment terms: 50% on booking, remainder one month before start date.
